Your builder is a key person because unless you are engaging them on a labour-only contract, they will be responsible for selecting and managing the subcontractors, and the overall progress of the building project.  Finding a builder you have a good rapport with is very important.

Finding a builder

  • Your architect or designer may do this for you.  They usually have builders they work with often and recommend, and they can manage the tender process on your behalf.
  • If you are finding a builder yourself, ask friends or colleagues for a recommendation.
  • Check the Registered Master Builder’s Federation website or the Yellow Pages for a list of Registered Master Builders in your area.
  • If you are building an off-the-shelf home, the builder and subcontractors will often be part of the package.

Questions to ask
Once you have short-listed three to four builders and they have submitted tenders for building your home, ask:

  • What qualifications and experience do they have?  Have they built similar homes for other clients? What trade organisations do they belong to (e.g. Registered Master Builders Federation)?
  • Do they provide guarantees for their work?  What do they cover?
  • What do their prices cover?  If their tender price is significantly above or below other tenders - why?
  • Can they provide references?
  • When can they start and how long do they expect the job to take?

Weighing it up
Part of your decision should be based on how well you believe you will be able to work with your builder - in particular whether you believe they will communicate well and take responsibility for their work.  One of the major issues people report with building projects is lack of communication about what is happening, when and why.  Many issues can be resolved simply through good communication between all the parties involved, so look for a builder you will be able to build an effective working relationship with.
