What’s involved?

Once the building starts there are a host of things to manage including:

  • Coordinating subcontractors
  • Building inspections
  • Approving variations to the contract
  • Progress payments.

If the building phase is being project managed by the architect, designer, builder or an external project manager, this is their responsibility and they will usually liaise with you as required.  If you are managing the project yourself, you will need to manage all of this.

What do you need to do?
Whether you are managing the building yourself or not, you should keep a close eye on the building as it progresses.  In particular, you should address any issues you notice early.  For example, if you believe the wrong materials are being used, the plans are not being followed properly, the wrong fittings have been installed or any other departure from the plan, bring it up immediately.  Discuss it with the project manager in the first place.  It is their job to manage these issues and they will bring it up with the appropriate person. 

You should keep all records of:

  • Invoices
  • Progress payments
  • Variations
  • Correspondence.

This will make any subsequent questions or disputes much easier to resolve.
